What Happens During a WDI Inspection

The inspection is a visual, non-invasive examination of all accessible areas of the property. Attics, crawl spaces, basements, garages, and exterior surfaces are all reviewed. The completed report documents any evidence of termite or other wood-destroying insect activity, visible damage, and conditions conducive to infestation, such as wood-to-soil contact, excessive moisture, or debris against the structure. A diagram of the property marks exactly where any of those conditions were found. Under Oklahoma regulations, the purchaser of the service and the inspecting company must each receive a copy. In practice, it’s commonly forwarded to title companies, lenders, agents, and both parties in the transaction. If the Report Finds Evidence of Wood-Destroying Insects

A WDI report showing active termite activity or evidence of other wood-destroying insects will typically recommend treatment. Any treatment must be performed by a company licensed by the Oklahoma Department of Agriculture, Food & Forestry. The report itself doesn’t require a specific contractor, and it doesn’t authorize treatment on its own.

The report is not a warranty. Findings reflect the condition of the structure on the date of inspection only and don’t address hidden or future infestation. If the inspector notes conditions conducive to infestation, such as wood-to-ground contact or excessive moisture, the report may include a recommendation for preventive treatment or correction.
